I would go for it if:
1. I knew about or could learn a lot on the subject;
2. It was a topic I was interested in (i.e. passionate)
3. I could come up with a good slant to provide the information in an entertaining or educational way; and
4. There were either affiliate programs to tie into the site, or Adsense commissions made it worth while.
IMHO I would absolutely have to have items 1 through 3, but 4 might not be essential if it was a true passion niche.

Thanks, guys. My goal is definitely to make money and I had have all four criteria that DEBS mentioned. So, cool!
I just can't believe it. After literally two weeks of brainstorming I stumbled across a patch of high profitability keywords related to my main keyword. So I have a major headstart on pages as well.

Hello "Lassiter".
Just as a word of caution, is the niche really profitable?
First off, I'd try cross-checking the demand with Wordtracker, unless Overture's suggestion tool (which SBI! uses) is distorting the figures via MatchDriver or some other quirk.
Secondly, I'd check the supply figure in Google, as SBI! uses AltaVista which has given strangely low supply figures when I have used SBI!'s manager.
If things still look OK, ask yourself is there really serious money here? (Sorry if there obviously is, but I don't know the keywords! )
Lastly, 65,000 sites is still a lot of competition. You really need to be getting to the first page of Google to get any serious traffic. Maybe the secondary keywords are more feasible, though.
Needless to say, if you are still happy, don't let me put you off. Sounds great. Go for it!
