All,
I am considering purchasing an established website that already has traffic and is profitable via, adsense an a affiliate program.
-Any advise or things to watch out for?
-What is a reasonable purchase price vs yearly profit (similiar to P/E ratio)
-Any others that can share there experiences doing this or any pointers would be greatly appreciated.

My advice is watch out... There are a lot of scams out there in this area.
Make sure you check the stats in detail and you actually log into the **** to check the earnings and traffic. Do not take screenshots cause they are easy to photoshop.
Being able to pay for the site in 1 or 2 months with its profits is good.
Also make sure you change the affiliate links and adsense code to your accounts so you get the profits.

I've purchased lots of sites over the years, some large and some small, here's what I'd recommend looking out for:
- Traffic: How is the traffic coming to the site? Organically? PPC? Other methods? Does he have a whole bunch of links from his other sites and he'll be removing those after the sale? Has he purchased a whole bunch of links and those will cease when you buy? Traffic stats are vital. Be on the look out for crazy spikes in traffic and ask lots of questions if you see any.
- Money: I'd want to look out trailing financials for the past year. Specific breakdown of how much was spent on marketing and how much income was generated, gross/net income.
- Price: I usually pay out for yearly profits, unless the site is incredibly valuable, which I'll go 18-24 months.

The seller's AdSense account will not transfer to you. You'll have to remove all the old account code, get accepted into AdSense then insert your new AdSense account code.
Or, if you already have an AdSense account, you'll want to go through the site carefully, page by page, to make sure the webmaster isn't doing anything against the AdSense TOS which could lead to your entire account being shut down after your AdSense code is added to the site. _________________ Bobby

Also, when checking the stats be really carefull with awstats and webalizer. I have found that the pageviews are typically super inflated with these stats programs and even if their not they can easily be tampered with using a bot.
So keep your eyes open and trust the google analytics stats a little more than the straight awststs ones...
